Top 7 Things Cheyenne Buyers Are Looking for Right Now
Thinking about selling your Cheyenne, WY home?
We asked our agents what buyers are saying during showings — what excites them, what stops them in their tracks, and what sends them right back out the door. Of course, every buyer is different, and not all selling situations will align with this advice. It's best to have a one-on-one conversation with a trusted agent (we know a few you can call. 😉) But when we looked at what came up again and again, seven clear themes emerged.
Here’s what the majority of buyers seem to be prioritizing right now.

1) Move-In Ready Condition
This one came up more than anything else. With tighter budgets due to higher interest rates and insurance costs, most buyers in today’s market are not looking for a major project. That means clean floors, fresh paint, and little to no deferred maintenance. Things like outdated wiring or failing sewer lines tend to be deal-breakers for a lot of buyers. Homes that meet "turn key" this criteria command more attention and cleaner offers.
What sellers can do...
Address the big-ticket items before listing: electrical, plumbing, and flooring especially. Get a pre-listing inspection if you’re unsure what might come up. Not sure what to focus on? Your agent can help!

2) Smell & Cleanliness (yes, really)
Our agents are consistent about this one: smell is one of the very first things most buyers notice, and it’s hard to shake. Pets, cigarette smoke, and mustiness can put buyers on edge and color everything else they experience in the home. And plug in air fresheners can do more harm than help. A house that looks beautiful but smells off may still struggle to attract strong offers.
What sellers can do...
Deep clean every room, including carpets and HVAC vents. Address pet odors at the source. Have a trusted friend do a “nose check” before showings — you’ve likely gone nose-blind to your own home. Fresh air and neutral scents go a long way.

3) Decluttered, Well-Staged Spaces
Too much furniture, personal clutter, and crowded rooms make a home feel smaller and harder to visualize living in. Most buyers need to see the space, not your stuff. Professional staging, or even just thoughtful de-cluttering, consistently helps homes show better and sell faster.
What sellers can do...
Remove oversized or unnecessary furniture and personal items before listing. Rent a storage unit if needed. Consider hiring a stager, even just for a consultation. Staged homes routinely outperform unstaged ones in both offer price and days on market.

4) Practical, Functional Kitchens
Many buyers have shifted their thinking on space. It’s less about sheer square footage and more about smart, usable layout. A well-designed kitchen island, a walk-in pantry, and good storage are consistently generating excitement during showings. Buyers want a kitchen that actually works for how they live.
What sellers can do...
Don't worry, we're not telling you to renovate your kitchen. But there are some easy ways to highlight the space you DO have: clear the countertops completely, organize visible storage, and make sure the kitchen feels spacious and functional. If budget allows, small updates like hardware, faucets, or lighting can make a big impact for relatively little investment.

5) Flexible Floor Plans & Bedroom Configuration
Buyers are thinking practically about how they’ll actually use every room — especially which bedrooms are on which floor. Multi-use rooms, flexible spaces, and layouts that can adapt to a home office, guest room, or playroom are a real plus for many. Bathroom count and configuration also matter as more buyers are considering multigenerational living.
What sellers can do...
If you have a multi-use room, stage it to suggest a specific purpose (home office, hobby room, etc.) so buyers can picture it. Highlight the bedroom configuration clearly in your listing description: how many are on the main level, and how the bathrooms are distributed.

6) Functional Outdoor Space & A Working Fence
Cheyenne buyers care about their yards, and they’re noticing the details. A covered or protected back patio for "year-round" use is a genuine selling point for many. On the flip side, a torn-up yard, pet damage, or a fence knocked down by our famous wind can be an immediate turn-off. For buyers with kids or pets especially, a fence that does its job matters.
What sellers can do...
Repair or replace any damaged fencing before listing. Clean up the yard (especially if you've got dog waste out there), reseed bare or damaged spots, and make the outdoor area feel usable and inviting. And don't forget the front yard! Curb appeal makes a real difference in a buyers first impression.

7) Affordability & Value
With mortgage rates still elevated, affordability is on buyers' minds and they are scrutinizing value more carefully than ever — they want to feel confident they're getting a home that's priced fairly for its condition and location. That doesn't mean sellers have to give anything away, but it does mean a home needs to match its price tag. Overpriced homes — especially ones that need work — are sitting longer, while well-priced, well-presented homes are moving quickly, often with multiple offers.
What sellers can do...
Work with your agent to price strategically from the start. In a seller-leaning market, the temptation to push the price ceiling is real — but homes that are priced right and show well are the ones attracting strong, clean offers. Seller concessions like covering a portion of closing costs can also be a smart tool to widen your buyer pool without reducing your price.
The bottom line:
The thing buyers want most is a home that feels clean, cared-for, and truly ready. The good news? A lot of what matters is within your control as a seller.
