For buyers, that can make planning feel a little uncertain.

The good news is that you don't have to predict where mortgage rates are going to make a smart home-buying plan. Instead, you can build some flexibility into your budget and prepare for different possibilities.

Plan for a Range, Not Just Today's Rate

One of the most useful takeaways is that buyers may want to account for the possibility of mortgage rates moving up or down before they purchase.

That doesn't mean rates are expected to move in one particular direction. In fact, the research is specifically designed to help buyers plan for uncertainty rather than predict what rates will be.

If you're planning to buy several months from now, consider running your numbers at a few different interest rates. What would your monthly payment look like at 6.5%? What about 7%? What if it's higher?

Knowing those numbers ahead of time can help you establish a price range that still works for your budget if rates change.

The goal isn't to predict the market. It's to make sure your budget can handle the market.

Focus on the Payment You Can Comfortably Afford

It can be tempting to start with a home price and work backward. In a changing rate environment, it may make more sense to start with the monthly payment you're comfortable with.

Your mortgage payment isn't determined by the purchase price alone. Your interest rate, down payment, property taxes, homeowners insurance and potentially HOA costs all play a role.

A mortgage calculator can be a helpful starting point. Try running the same home price at several different interest rates and see how much the payment changes. Then have a conversation with your lender about what payment makes sense for your situation.

That doesn't necessarily mean choosing whichever lender advertises the lowest rate.

Look at the overall cost of the loan, including the interest rate, closing costs, fees and any points or other expenses associated with getting that rate.

Your real estate agent can also help you understand what questions to ask and what information you'll want to have ready when you're comparing loan options.

Ask About Ways to Reduce Your Upfront Costs

Another option worth discussing with your lender is whether there are programs or incentives that could help make the payment more manageable.

Depending on the property and your circumstances, possibilities might include seller concessions, closing-cost assistance, mortgage-rate buydowns or other financing incentives.

New construction can sometimes come with incentives as well, so if you're open to different types of properties, it's worth asking what's currently available. A lower introductory rate or temporary buydown can change the payment structure, and some loan products—including adjustable-rate mortgages—come with the possibility of higher payments later.

The important thing is to understand what you're agreeing to, how long the benefit lasts, and what your payment could look like afterward.

Don't Let Rate Headlines Make the Decision for You

There's a lot of noise surrounding mortgage rates right now. One week brings a rate increase; the next brings speculation about where rates might go next.

For a buyer, it can be easy to feel like you need to make a decision based on what you think the market is going to do.

Instead, focus on what you can control.
